The developer of Mediterra(Bonita Bay Group) is getting low on the inventory of buildable homesites. For a limited time(through April ‘09) the first 20 homesites or models sold will receive a 100,000 credit towards a golf membership AND master HOA dues paid through 2010. The full golf membership is 185,000 with 175,000 refundable and a social membership with limited golf is 40k with 35k refundable. There has also been a large reduction in Cortile pricing built by London Bay Homes Now purchase a lot from 290k!(2 available) Cortile is in one of the best locations in the central section of Mediterra near the clubhouse.

In the 3rd phase of Mediterra or Mediterra East, there is a new section of single family Villas(Mediterra Cabreo) now offered from 799k. Prices are considerably less in this section of Mediterra a brings a lower price point in relation to the central section of Mediterra. The first 10 villas sold will receive the 100,000 credit and master dues paid through 2010.

A naples beachfront lot at 373 Gulshore Blvd. N. in Naples recently sold for $6,650,000. The asking price was $7,250,000. It was a cash transaction. The .83 acre lot near the Naples Beach Hotel and Golf Club has been on the market- on and off- for three years. It was originally listed at $9,850,000 but there were some building contstraints on the land.

The president of the Naples Area Board of Realtors, said the pricing for beachfront lots in Naples has strengthened this year. Selling prices are close to where they were at the peak of the market in 2005. The Multiple Listing Service shows four waterfront lots have sold this year for more than $6 million. Considering that there are only a small number of beachfront lots left, four is a significant number!
