I have had too many concerned clients and investors call or email me after reading report circulating in the press naming "Naples, Florida as the most overvalued of all housing markets in the United States. A single-family, median-priced home there sells for $329,970, 0r 84 percent more than what it should cost -- $180,956 -- according to the analysis of 299 markets By less Christie, CNNMoney.com staff writer. NEW YORK (CNNMoney.com) - Sixty-five of the nation's 299 biggest real estate markets are severely overpriced and subject to possible price corrections."
Their concern is about the statement about "possible price corrections" and what does that mean to someone who owns property in Naples? Well, the reports arrives at their estimates by examining the town's population densities, local interest rates, and income levels. It also factors in historical premiums and discounts for each area.
What it doesn't seem to take into account is the buyers interest in living or owning property in Naples and what they are prepared to pay for that privilege. Location and desirability are are sadly lacking in this reports conclusion but in real estate, these two features have a great deal of value attached to them.
Sellers can overvalue and list property for any price they wish BUT the buyers set the value of property with what they are prepared to pay. What someone summarizes or writes to make their article an interesting read is irrelevant.
Think about it in reverse, if the homes here are 84% over valued as stated, that means a person who purchased a home for $920,000 should only list for sale at $500,000. It will not happen and if it did, I would buy two and then happily sell them for a $1,000,000 each a few months later.
Buyers are still coming flocking to Naples, the appraisers are still appraising and mortgage companies are happy to finance the purchases because the market justifies these values.
